New Build Apartments for Sale in Los Alcázares | Roda Real Estate
Most people looking at new build apartments for sale in Los Alcázares have two things on their list before anything else: being able to walk to the water, and not needing the car to go out for dinner. That narrows the search more than you'd think. A lot of new construction on this stretch of the Costa Cálida sits a short drive inland, on or around the golf resorts, which suits some buyers perfectly and others not at all.
This guide looks at the other option: a new development in Los Narejos, the beach end of Los Alcázares, where both of those boxes are ticked. It covers what's for sale, how the two and three-bedroom layouts compare, and how this kind of home stacks up against a new build apartment at Roda Golf & Beach Resort for roughly the same money.
Los Narejos: the beach end of Los Alcázares
Los Narejos is the southern part of Los Alcázares, running along the shore of the Mar Menor. It has its own beach and seafront promenade, and a pedestrian strip of bars, restaurants and shops along Avenida Río Nalón that locals tend to call "the 525". In the evening that strip is where a good part of the town ends up.
For an apartment buyer, the appeal is simple. You get the calm, shallow water of the Mar Menor on your doorstep and a proper town around you, open all year, rather than a complex that only comes to life in July and August. Roda Golf & Beach Resort is a few minutes away by car if you want the course too.
L.A. Beach Living at a glance
L.A. Beach Living is a new release of 36 apartments inside a gated complex in Los Narejos. According to the current listing:
- Location: around 220 metres from the beach and the promenade, and roughly 300 metres from the shops and restaurants of the Río Nalón strip.
- Layouts: two-bedroom, two-bathroom and three-bedroom, two-bathroom apartments, plus penthouses with a private roof solarium.
- Outdoor space: every apartment has one or two terraces, and all of them look over the communal pools and gardens.
- Included: an exterior parking space and a storeroom, a lift, home appliances and air-conditioning pre-installation.
- Orientation: south-east facing, so the terraces get the morning and midday sun.
Two-bedroom apartments from €339,000
The two-bedroom homes have 72m² built, two bathrooms and a 19m² terrace, with an open-plan kitchen onto the living area and built-in wardrobes in both bedrooms. It's a size that works well as a holiday home for a couple who like to have family or friends to stay, or as a lock-up-and-leave base you can close up for a few months without much to worry about.

Three-bedroom apartments from €359,000
For €20,000 more, the three-bedroom version gives you 93m² built, two bathrooms and a slightly larger 23m² terrace. That's an extra 21m² inside and a third bedroom, which makes a real difference if you're coming out with children or grandchildren, or planning to spend long stretches of the year here and want a room you can use as a study.

The penthouses
The top-floor homes add something the lower floors can't: a private roof solarium. From that height the views reach over the gardens to the Mar Menor itself. If you see yourself spending most evenings outside, it's the one feature on this development that's hard to replicate any other way. Penthouse pricing isn't published on the listing, so it's best to ask us directly for what's still available.
Beach apartment or golf apartment?
It's worth putting L.A. Beach Living side by side with the new build apartments inside Roda Golf & Beach Resort, because the prices overlap. A ground floor three-bedroom apartment at Roda Residences, with a private garden and its own entrance, is currently listed from €359,000: the same starting price as the three-bedroom apartment in Los Narejos.
So the decision isn't really about budget. It's about how you want to spend your days:
- Los Narejos gives you the beach, the promenade and a town within walking distance, with an apartment-style layout and terraces.
- Roda Golf & Beach Resort gives you the course, 24-hour security and a quieter, gated resort setting, with more private outdoor space on the ground floor homes, but you'll be driving to the beach.
We cover the resort options in more detail in our guide to apartments and penthouses in Roda.
Before you buy
L.A. Beach Living is a new release, so a few points are worth checking early on:
- Build stage and completion: the listing doesn't give a delivery date, so ask for the current build schedule and the planned completion date before you reserve.
- Payment schedule: new build purchases in Spain are usually paid in stages up to completion. Get the full schedule in writing so you can plan your finances around it.
- Community fees: a complex with communal pools, gardens and a lift has running costs. Ask for an estimate of the annual fees.
- Purchase costs: listing prices don't include taxes and fees. If you're not a Spanish resident, take independent legal and tax advice based on your own circumstances before signing anything.
Next steps
New releases close to the beach tend to see the best-placed units go first, and the penthouses in particular are limited by nature. If you'd like floor plans, an update on availability or a viewing of the plot, contact our team. You can also browse all our new build properties on the Costa Cálida.
