30 Sep 2026

Search for a villa or a bungalow for sale in Roda and you'll soon notice that the two words don't mean quite what they do elsewhere. A villa is clear enough — a detached house on its own plot. "Bungalow" is where buyers from the UK and northern Europe tend to get caught out, because on the Costa Cálida it rarely describes a single-storey detached house at all.

This guide explains the difference, sets out what's currently for sale in and around Roda Golf & Beach Resort under each heading, and covers what the price gap between the two actually buys you.

What "bungalow" means on the Costa Cálida

In Spanish property listings, particularly along the Murcia and Alicante coast, a bungalow is usually a home in a low-rise residential complex: either a ground floor unit with its own garden and terrace, or a top-floor unit with a private roof solarium. Listings often make the distinction as a ground floor bungalow or a top-floor bungalow. They typically share a communal pool and gardens with a small number of neighbours, and sit somewhere between an apartment and a townhouse in both price and feel.

So if a single-level detached house is what you have in mind, you're really looking for a villa. If you want your own outdoor space and front door without the upkeep or price of a detached property, a bungalow is likely the better fit.

Bungalows for sale in Roda

The clearest example of a ground floor bungalow in Roda right now is at Roda Residences, a small development on a south-facing plot inside the resort. Each home has 90m² built, three bedrooms and two bathrooms, set within a 195m² plot: a front terrace and garden facing the communal pool, and a separate, enclosed back garden behind. With openings on both sides, there's sun and shade available throughout the day. Parking on the plot, a private storeroom, white goods, electric shutters and air-conditioning pre-installation are included, from €359,000:

Its top-floor counterpart in the same development has the same interior plus a 95m² private roof solarium with an outdoor kitchen, priced at €389,000:

Looking further ahead, the planned Roda Golf Village phase will include ground floor homes with private gardens and top-floor units with rooftop solariums, within their own gated enclave. It's still at pre-launch, so pricing is on request.

Villas for sale in Roda

Detached villas inside Roda Golf & Beach Resort come up far less often than apartments, which is part of why they hold their appeal. The standout at the moment is Villas Vista 12, a collection of just four detached villas built frontline to the resort's 12th fairway, in the heart of the resort.

Each villa has 140m² of interior space on a 300m² plot, three bedrooms, three bathrooms and a private pool, with an open-plan kitchen, a covered porch, terrace, solarium and storage room. The design is modern and deliberately oriented towards the course, so the fairway view is part of daily life rather than something you glimpse from one window. Delivery is scheduled for the end of 2027, and only one of the four remains, priced at €799,000:

If being close to the water matters more than being on the course, there's also a detached beach villa a few minutes away in Los Narejos, Los Alcázares, around 100 metres from the Mar Menor — covered in more detail in our guide to property for sale in Los Alcázares.

Villa or bungalow: what the price gap buys

On the current listings, a ground floor bungalow in Roda starts at €359,000 and the frontline villa is €799,000 — more than double. For that difference you get around 50m² more living space, an extra bathroom, a plot half as large again, a private pool instead of a shared one, no neighbours above or beside you, and a position directly on the fairway.

What you also take on is the upkeep. A private pool and garden need looking after whether you're there or not, which usually means paying for maintenance if the villa is a second home. A bungalow in a well-run complex shares those costs through the community fees, and is generally easier to leave for long stretches. Neither is the right answer for everyone — it depends on how often you'll be there, who's coming with you, and how much you want to manage from a distance.

Before you buy

Both options here are new build, so you'll benefit from a builder's warranty and current specifications, but you'll also need to plan around stage payments and completion dates — the villa isn't due until the end of 2027. Ask for the community fees in writing for any property you're seriously considering, since a resort with 24-hour security and extensive grounds carries ongoing costs. And if you're not a Spanish resident, take independent legal and tax advice based on your own circumstances before signing anything.
