Apartments & Penthouses in Roda | Roda Real Estate
Roda is easy to miss on a map. It's a small district of San Javier, tucked between Los Alcázares and San Javier a few kilometres back from the Mar Menor, and most international buyers only know it through one name: Roda Golf & Beach Resort. That's also where almost every apartment for sale in Roda is found at the moment — which makes the search simpler than it first looks, as long as you know what the resort offers and how the current developments differ from one another.
Below is what's actually on the market right now, how the apartments and penthouses compare, and a few things worth weighing up before you commit to either.
Why Roda works as a base
Roda's appeal is its position rather than any single attraction. The beaches of the Mar Menor are around three kilometres from the resort, the promenade, restaurants and weekly market of Los Alcázares are a short drive away, and Murcia–Corvera Airport is under 40 kilometres from the front gate. Inside the resort there's an 18-hole course, 24-hour security and communal grounds that have had years to mature — a different feel from a development still waiting for its surroundings to be finished.
For apartment buyers in particular, that security matters more than it might seem. If the property is going to sit empty for weeks between visits, a gated resort with people on site takes a lot of the worry out of lock-up-and-leave ownership.
Apartments for sale in Roda
Most of the apartments available today are in Roda Residences, a small development on a south-facing plot inside the resort. The ground floor layout has 90m² built, three bedrooms and two bathrooms, with a front terrace and garden overlooking the communal pool and a separate, enclosed back garden behind. Because the home faces both ways, there's sun on one side and shade on the other at almost any time of day — which, in a Murcia August, is worth more than an extra square metre indoors. Parking on the plot, a private storeroom, white goods, electric shutters and air-conditioning pre-installation are all included, from €359,000:

For buyers happy to get in early, Roda Golf Village is the next phase: 162 two- and three-bedroom apartments inside their own gated enclave within the resort, all south-facing and many with open views across the course. There will be two communal pools, landscaped gardens and a mini putting green, and every apartment comes with an underground parking space and a storeroom. Two layouts are listed so far — a 70m² two-bedroom and a 92m² three-bedroom, both with two bathrooms:

The development is at pre-launch stage, so prices are on request rather than fixed. Buying this early usually means a better choice of position and orientation within the block, in exchange for a longer wait before you get the keys.
Penthouses for sale in Roda
If outdoor space matters more to you than a garden, the penthouse at Roda Residences is the one to look at. It has the same 90m² of interior space, three bedrooms and two bathrooms as the ground floor home, plus a 20m² front terrace and — the real draw — a 95m² private roof solarium with its own outdoor kitchen. That's more roof than living space, and it gets sun from morning to evening. A private garage space and storeroom are included, priced at €389,000:

Roda Golf Village will also include penthouses with private rooftop solariums and, according to the developer, distant sea views. If you're flexible on timing and a penthouse is specifically what you're after, it's worth registering your interest now, as top-floor units in a new phase tend to be among the first to be reserved.
Ground floor or penthouse?
On the current listings, the two Roda Residences homes are separated by €30,000 and share an identical interior, so the decision really comes down to how you want to live outside.
The ground floor suits buyers who want direct access to a garden, have children or a dog, or simply prefer not to deal with stairs — and the view over the pool makes it feel more connected to the community. The penthouse suits buyers who value privacy and views, and who see a roof terrace with an outdoor kitchen as the main living space for most of the year. Neither is objectively the better buy; it depends on who'll be using it and how.
A few practical points
Community fees are worth asking about early. A resort with 24-hour security, maintained gardens and pools costs more to run than a standalone block, and it's a cost you carry every year you own the property, not just the weeks you spend there.
Everything listed here is new build, which means a builder's warranty and modern specifications — but also stage payments and a completion date to plan around, particularly with a pre-launch phase like Roda Golf Village.
If you're thinking of renting the apartment out when you're not using it, check the current rules on holiday lets and the community's own statutes before you buy rather than after. And if you're not a Spanish resident, get independent legal and tax advice based on your own circumstances; general guidance online is rarely up to date.
Next steps
Floor plans and prices only tell part of the story. Which way a terrace faces, how far the pool is from your bedroom window, how busy the resort feels in winter — those are the details that decide whether a home suits you.
