Los Alcázares sits on the Mar Menor, Europe's largest saltwater lagoon, on Murcia's Costa Cálida. It hasn't tried particularly hard to attract international buyers — there's no manufactured resort feel here, no glossy marketing push — and that's arguably part of the appeal. It's a working town, with its own promenade, a Tuesday street market, and residents who live there year-round rather than just through July and August.

Why buyers choose Los Alcázares

The Mar Menor is the reason most people end up here. Its water is shallow, warm and sheltered from the open Mediterranean by La Manga's sand spit, which is why the town attracts families and watersports enthusiasts rather than the surf crowd. Los Alcázares has also kept something a lot of the coast has lost: an identity of its own, separate from the tourists — a working promenade, local restaurants, a proper market, people who live there in December as well as August.

It helps that the town is easy to reach. Murcia–Corvera and Alicante airports are both a manageable drive away, which matters if you're planning to fly back and forth rather than move out permanently. Golf is close too — Roda Golf & Beach Resort is a few minutes from the centre, and there are several other courses within reach across the wider Costa Cálida.

Beach Living, going up less than 250 metres from the beach and seafront promenade in Los Narejos — the northern part of Los Alcázares — and a three-minute walk from Avenida Río Nalón, where most of the bars and restaurants are.

Both come with a communal pool and a private garage space. The top-floor units in the block also get a private roof solarium with views to the Mar Menor — worth asking about specifically, since it's not something every apartment in the development has.

Villas for sale in Los Alcázares

For anyone after a villa for sale in Los Alcázares rather than an apartment, there's one development worth mentioning at the moment: L.A. Beach, twelve detached villas around 100 metres from the same stretch of beach in Los Narejos, a two-minute walk from the restaurant strip.

Each villa has close to 120m² of interior space, a private pool, and a roof solarium with its own summer kitchen — genuinely usable outdoor space rather than a token terrace. A downstairs room can double as a third bedroom, a dining room, or an enclosed garage, depending on what the buyer needs. One currently on the market: three bedrooms, three bathrooms, 118m² built on a 187m² plot, priced at €659,000.

Set against the apartments above, you're paying close to double for a broadly similar amount of built space — but you get a private pool, your own garden, and no shared walls. It's the usual trade-off between the two, and which one makes sense really comes down to how much upkeep you want to take on.

Penthouses for sale in Los Alcázares

There isn't a penthouse for sale in Los Alcázares on the market as this is written — current stock here is the apartments and villas covered above. Penthouses do turn up in the area from time to time, usually within the same kind of new-build developments, with a private roof solarium in place of a garden. A few practical things

New build versus resale barely comes into it here, since almost everything currently for sale in Los Alcázares is new build.
